House Lease Contract

1. The leased purpose is for residential use, and the tenant is not allowed to use the house for other purposes without authorization.

2. The lease term is from June 30, 2018 to June 30, 2019, with a monthly rent of RMB  2,200 Yuan only.

3. Payment: Party B shall deliver RMB 6,600 Yuan only to Party a every quarter. The next payment should be made 15 days in advance.

4. From the date of signing the Contract, Party B shall pay Party A RMB 4,400 Yuan as a deposit. Upon the expiration of the Contract and after Party B has paid all the expenses payable during the lease period, Party A shall return the deposit to Party B without any interest.

5. During the lease period: Party B shall be responsible for paying ¨water, electricity, ¨gas, ¨telephone, ¨cable TV, ¨sanitation and ¨community management service fees. “√”or“x”.

6. During the lease period, if Party B is in arrears with the rent, Party A will charge a late fee of 2% of the amount of the rent owed every day. If Party B is in arrears with the rent for 30 days, Party A has the right to terminate the contract in advance and recover the house. If Party B does not remove his furniture and sundries, which will be treated as waste and can be disposed of by Party A. Party B shall not have any objection. Party A has the right to recover the rent owed and late fees.

7. During the lease period, both parties are not allowed to find excuses to terminate the contract. If one party has reasonable reasons to request the termination of the contract, he must notify the other party one month in advance, and the contract can only be terminated with the consent of the other party. The party proposing the termination of the contract shall pay one month's rent as liquidated damages.

8. Party B shall not use the rented house to carry out illegal activities. If illegal activities are found, Party A has the right to terminate the contract in advance. The deposit paid by Party B can be used as liquidated damages to compensate Party A. Party B shall bear all civil, economic and legal liabilities arising from illegal activities, and Party A shall not be responsible for which.

9. During the lease period, Party B shall take good care of all equipment in the rented house, If the house and household equipment are damaged intentionally or negligently, Party B shall be responsible for restoring the original state of the house and compensating for the economic losses caused therefrom. If Party B deems it necessary to decorate the house, he shall obtain Party A's consent before refitting the house itself, but shall not damage the original building structure. Party B shall be responsible for restoring the original state when returning the house.

10. When the lease expires, Party B shall return the house to Party A on time. If Party B needs to renew the lease, it must negotiate with Party A half month in advance. Under the same conditions, Party B has the priority to lease. After the lease expires and Party B moves out, if there are any furniture left behind, they will be regarded as waste and can be disposed of by Party A. Party B shall not have any objection.

11. Party B shall abide by the provisions of Article 20 of the Xiamen Municipal People's Government Decree No.2, i.e. The Regulations on the Registration and Administration of Temporary Residents in Xiamen. Temporary residents should go through temporary residence formalities at the police station of the temporary residence within three days from the date of signing the contract.

12. Any matters not covered in this contract shall be settled by Party A and Party B through negotiation, and a supplementary agreement shall be drawn up separately. The supplementary agreement shall have the same legal effect as this Contract.

13. This contract shall come into effect from the date of signing. This Contract shall be made in triplicate, with Party a and Party B each holding one copy and the intermediary party holding one copy for filing, all of which have the same legal effect.

14. This contract is invalid without the seal of Liu Yulan.

15. The intermediary fee is one month's rent, and Party A shall pay RMB      Yuan, Party B shall pay RMB      Yuan, which should be paid off on the day of signing the contract.
